Continuous Cleaning
Every Project Superintendent will testify to the aggravation
of Subcontractor Community cleaning efforts. Typically, once a week by
contract, every Subcontractor is required to provide a number of personnel
for consolidated Community clean-up. The Project Superintendent bears the
brunt of the Subcontractor comments like, “you tell me I am behind schedule
and now you want to take one of my men for cleaning up another
Subcontractor’s mess”. Or, better yet the Subcontractor provides a day
laborer pulled from one of the community job banks. You will usually find
these guys roaming the buildings, unsupervised and with a lost look in their
eyes. When asked, how you expect to clean-out the building without a shovel
or broom, they only shrug their shoulders and walk away.

benefits all parties concerned. Subcontractors can work more efficiently
and in safety. The Construction Management Project Superintendent can focus
on construction issues not housekeeping. There are even some residual
benefits in the quality of the workplace environment translating into the
quality of the end product.
Empowering
Janbury
By empowering Janbury with “continuous cleaning operations”
one creates a single source responsibility for Safety during debris removal
operations. Loading areas will be cordoned off for hoisting equipment
debris removal. Janbury will temporary remove all necessary safety
barricades and will be responsible for replacement of same upon completion
of debris removal. Additionally, Construction Management must empower
Janbury with the authority to enforce Subcontractor clean-up
responsibilities.
Environmental
Impact
Janbury is fully aware that more and more projects will be
designated as LEED “Green” accredited. Projects will not only be required
to incorporate “Green” technological systems and products into the building
but will also be required to separate debris materials with the intent of
Recycling. All debris materials designated for Recycling must include
documentation certification of disposal procedures. Janbury’s single
source responsibility can facilitate recycling and disposal of all debris
materials.
